Your Darwin property could be earning more, completely hands off.

Short stay grosses more than a long-term lease across a Darwin year, but only when it is run properly. We are a licensed local agency, we run all of it, and you can move back to long-term letting whenever it suits. You keep the upside and your weekends.

The Darwin short-stay reality

Well-run listings stay busy long after the Dry ends.

The fear is voids, not yield. The answer is occupancy that holds through the green season, carried by the corporate, government, Defence, medical and project stays that never really stop in Darwin. The same care behind the Cullen Bay Marina Apartment, at 4.9 from its first 31 reviews, and the Bayview Canal Villa, at a clean 5.0, goes into yours.

Long-term rent vs managed short stay

Same property, two very different incomes.

These are blended weekly equivalents, an annual gross spread across all 52 weeks, so the quieter green season is already in the numbers. Short stay grosses more and costs more to run, so we lead with the uplift and a hands-off operation, not a headline figure. Long-term rent is steady. Managed short stay is steady and higher.

Blended weekly equivalents spread the annual gross across all 52 weeks, including the quieter green season. Estimates only, not a guarantee of return. Actual earnings depend on your specific property, its location, condition, styling and the season. We give you a tailored projection, net of costs, before you commit to anything.

Everything that earns the income, and none of the admin.

Short-stay income is really an operations business. Pricing, cleaning, guests, styling and compliance all have to run like clockwork, or the yield leaks away. Here is where the hours actually go, and who carries them.

The work With Advanced Stays Doing it yourself
Dynamic seasonal pricing Reviewed weekly across the Dry, event weekends and the green season, so the peaks get captured. You watch the calendar, check the competition and guess.
Styling, photography and listing Staged and photographed once, kept presenting well, listed across channels and direct. Your weekend, your camera, your listing admin.
Guest vetting Every booking screened, deposits and house rules held, neighbours protected. You take the risk on every enquiry.
Housekeeping and linen Serviced with fresh linen before every stay, consumables restocked, issues flagged early. You find, roster and manage the cleaners.
Messages and the 2 a.m. calls Handled in Darwin, around the clock, by people who can actually drive over. Your phone, all hours, every stay.
Compliance and cover Body corporate by-laws, pool fencing, smoke alarms and the right short-stay insurance, checked before listing. Yours to research and keep current.
Money and reporting Income lands with a monthly statement of nights, occupancy, rate and net. A spreadsheet, if you get to it.

Run by a licensed Darwin agency, the same team that has managed Darwin and Palmerston rentals for fifteen years. And if life changes, you can move the property back to a long-term lease or your own use with reasonable notice.

How it works

From your address to your first booking, in three steps.

No long forms, no obligation to start. You give us the address, we do the heavy lifting.

1

Get your numbers

Send us your address and a few details. We build a tailored earnings projection for your property, season by season, net of costs, with no obligation. If long-term is the better answer for your place, we will say so.

2

We make it stay-ready

If you are happy, we style, photograph and list it, sort the compliance essentials, and set the dynamic pricing across the season cycle. Most owners need to do very little.

3

We run it, you get paid

Guests book, we vet them, the cleaners turn it over, and we handle every message, key and 2 a.m. call on the ground in Darwin. Income lands with a clear monthly statement and one local contact.

Owner questions

Straight answers before you hand over a key.

Will short stay actually out-earn my long-term lease?

Usually, yes, but not always, and we will tell you honestly. Across a Darwin year short stay grosses more, often 30 to 40 percent on a well-located apartment, but it costs more to run and the green season is quieter. We model the net, not just the headline, before you decide.

What if it sits empty in the wet season?

It will be quieter, and our pricing and bookings are built around that. The green season is where longer corporate, Defence, medical and FIFO stays carry the calendar, which is why the best listings still reach 250-plus nights a year. We never plan on Dry-season numbers alone.

Is my property even suitable?

Most Darwin and Palmerston homes and apartments can work, from a CBD one-bedder to acreage at Howard Springs. Location, condition and parking matter most. Send the address and we will tell you straight.

Do I have to furnish and style it myself?

No. We handle styling, photography and the stay-ready setup, and advise on what is worth furnishing for the rate you are aiming at. If it already presents well, even better.

What about short-stay rules in the NT?

The Territory is light-touch: there is no NT-wide short-stay registration scheme or night cap like NSW and WA run. What still matters is your body corporate by-laws if it is a unit, any council conditions, pool fencing, smoke alarms and the right short-stay insurance. We walk every owner through that list before the property goes live.

Am I locked in?

No long lock-in. Start with a no-obligation projection, and if you go ahead you can return the property to a long-term lease or your own use with reasonable notice. The goal is to earn your renewal, not trap it.

Who deals with the guests and the 2 a.m. calls?

We do, all of it. Vetting, check-in, messages, issues and the after-hours calls are ours. You get a clean monthly statement, not a phone full of guest texts.

Can I still use my own property?

Yes. Block out the dates you want for family or your own stays, and we work the calendar around them. It is your place, run as a short stay when it suits you.
